Role: Property Manager
Salary: £25,000-£28,000 per annum depending on experience
Location: Sheffield
Hours/Working Pattern: Monday to Friday 9am-5:30pm / Office based
The role:
Our client is a busy student lettings office based in Sheffield, providing quality modern accommodation for private lets and for students at the University of Sheffield and Hallam University.
The lettings office is the initial point of contact for all enquiries (accommodation, maintenance, and accounts) coming into the office by telephone, e-mail or personal visit. As an important member of a small effective team, the position calls for excellent administration and communication skills, an ability to prioritise a heavy workload and remain calm under pressure.
Confidentiality, common sense, a sense of humour and an enthusiasm for the role is essential as you will generally be working with clients/tenants in their late teens and early twenties the ability to engage with and relate to all age groups is essential.
To ensure the smooth operation of the letting’s office, duties and responsibilities will include:
- Advertising, marketing, and promoting all available properties.
- Updating of all properties on the CRM
- Diary management, arranging viewings of properties and showing prospective tenants around (all properties are in a walkable distance of the office)
- Preparing and arranging the completion of the Tenancy Agreements and all other documentation.
- Inductions for Tenants moving in.
- Updating files and compliance, including safety certificates, utility records, deposit protection and council tax exemption certificates etc.
- Registering warranties for all new appliances and updating records accordingly.
- Setting up direct debit payments / recording rent payments in accordance with tenancies.
- Pursue any rent arrears by telephone and/or letters and/or e-mail etc.
- Invoicing/ filing and recording/ monitoring payments.
- Maintenance logging and liaison with our maintenance team with respect to any works or repairs required.
- Mid-tenancy property inspections as necessary to ensure that the tenants are fulfilling their
- obligations under the terms of their tenancy.
- recommendations for future improvements.
- Serving all notices necessary including that requiring possession in accordance with the Landlord’s instructions.
- Preparing all documentation and arranging final tenancy-end inspections.
- Office administration, improving procedures, liaising with other staff, and working as part a team.
The successful candidate:
A proactive, committed, and confident individual with experience in the property industry is essential for this role.
Any experience in student lettings would be advantageous, however our client is also interested in hearing from candidates who have worked in residential lettings who are interested in the student lettings market.
You will be hard working, a team player and passionate about property.
A driving licence is desirable, but not essential.
